How does HomeSmart pay its Realtors?

Traditional real estate brokerages all follow the same model. Once the seller receives their money from the proceeds of the sale, they use part of that amount to pay a 6% commission. It’s a common misconception that the seller’s agent receives that full amount. The actual commission split is a bit more complicated. 

The person who actually receives the money is the listing broker—the broker associated with the listing, or seller’s, agent. Once the listing broker receives those funds, the commission is generally divided between them and the buyer’s broker. Unless the contracts specify otherwise, which rarely happens, the funds are split 50/50. So each broker gets 3%. Each of the brokers then splits the commission with their agent. Again, commissions can be negotiated, but are generally split 50/50. In the end, the listing agent, listing broker, buyer’s agent, and buyer’s broker typically receive 1.5% commission each. 

But HomeSmart works differently. 

HomeSmart agents actually receive the full amount of the commission, without having to share any portion of their commission with their brokers. For every real estate transaction they close, they can keep the full amount owed to their side of the deal. If the other broker isn’t a HomeSmart broker, the other agent will typically have to share their commission with their broker. 

If you are an agent, this may seem ideal. Since you are doing most of the work involved with buying or selling a home, you probably don’t want to share your hard-earned commission. If that’s the case, working for HomeSmart may seem ideal, but you will still have to watch out for hidden fees. 

How do HomeSmart Brokers Make Money?

Since HomeSmart brokers don’t get their piece of the commission, what would make them want to work with HomeSmart? They could just as easily be running a franchise location for one of the other large real estate firms and be making money from each transaction in their firm. 

HomeSmart has actually found a more creative way to pay brokers. 

Instead of paying a commission to the broker for every listing they close, HomeSmart Realtors pay flat monthly fees and flat transaction fees. An agent’s current monthly fee is $25, plus a $299 fee for each side of the transaction that they represent as well as a risk reduction fee.

Successful agents may choose instead to go with a capped plan. They pay a higher fee of $75/month plus the transaction fees, but only until they reach a cap of $5,000. After that, they only have to pay the risk reduction fee.

As a buyer looking for that “forever” home our family found the “perfect” house listed by one of Homesmart Realty Groups realtors.

Upon finding said home, we were given a “verbal” agreement that our offer would be accepted by the seller.

Now we all know this market is that of a seller’s, however as a buyer aren’t we all just looking for honesty and integrity?

This realtor called our agent (a REmax agent) to inform her that our offer was indeed verbally accepted and the written contract was pending a few more hours……the next afternoon after multiple dodged phone calls.

Now, it is understood that the highest bid takes the home however to get a buyers hopes up in telling them the seller has accepted our offer and will sign shortly goes against all business ethics.
