Small Bathroom Floor Plans

By Meg Escott

So let’s dive in and just to look at some small bathroom floor plans and talk about them.

All the bathroom layouts that I’ve drawn up here I’ve lived with so I can really vouch for what works and what doesn’t.  If you have a bigger space available the master bathroom floor plans are worth a look.

You can find out about all the symbols used on this page on the floor plan symbols page.  There's also information on bathroom dimensions

Standard Small Bathroom Floor Plans

Here's two standard bathroom layouts that work well as a small family bathroom (5ft x 8ft). They work well with a shower bath or a luxurious shower size.  The position of the door is also flexible.  There’s enough room in them for someone to get dressed and undressed but there might be a bit of a clash between the wet zone of someone getting out of the shower bath and the area in front of the toilet – but hey you can’t have everything in a small space.

Caveat for small bathroom floor plans

In the bathroom layouts page one of the principles of good bathroom design is that there’s enough room for a person to take clothes on and off and dry themselves. This is sometimes sacrificed in small bathroom floor plans.  But if it's an en-suite or an apartment where people know each other well enough to scamper across the corridor wrapped in a towel then this isn't so much of a problem - but an opportunity to save space!

standard small bathroom floor plan with built in cistern

The storage can be improved by using a built in cistern arrangement.  This creates a shelf which runs behind the basin and toilet. The dotted line illustrates a storage cupboard on the wall.

A bathroom design mistake to avoid

Small bathroom wc in wrong position

The only difference in this bathroom is the position of the toilet.  See how it's right in front of the door - well just imagine the view when the door's left open.  I just think a view of the vanity is preferable.

Another mistake with this layout is that the door swing isn't ideal.  It would be better with the door swinging so that it opens against the wall rather than into the bathroom.

Here's two 5ft x 8ft layouts with the bath / shower going longways.  In my opinion these layouts feel less spacious than with the bath/shower placed along the short wall.

small bathroom with bath longways - second layout

If having the toilet in a separate room so that multiple people can use the facilities at the same time then this design fits into the 5ft x 8ft space.  Be aware though that this is right on the limit of being functional.  These spaces will work but they will feel small.

small bathroom floor plan toilet separate room

If we extend the dimensions slightly to 5ft x 9ft then there's room to alter the layout slightly to provide slightly more room in the shower part of the bathroom.

Small bathroom floor plan with toilet in separate room 5x9

Small Bathroom with Shower

small bathroom floor plan with standard shower

This is another standard layout - a square 6ft x 6ft bathroom that accommodates a washbasin, toilet and a standard shower.

Another possibility is to change the dimensions slightly to say 6ft 6in x 5 ft 5in and use corner fixtures.

Small bathroom with Shower and Bath

Some people don't want to 'have a bath on the floor of the shower' but don't want to let go of the bath.  Here's a bathroom layout for fitting both into 5ft x 9ft.  It's tight and there's only just enough room for dressing and undressing.  This design will accommodate a swing door but a pocket door would also work well.

Japanese style small bathroom floor plan including a bath and shower

This 12ft x 6ft bathroom floor plan has the bath and shower in their own separate wet zone room.  It's an efficient use of space because the clearance area for the bath is used as the shower.  It's a layout often found in Japanese bathrooms.

Here's another version of this layout.

Japanese style small bathroom floor plan including a bath and shower

One of the main challenges with small bathroom floor plans is to make the space as functional as possible.  In this 10ft x 12ft layout the bath (or it could be a shower) and toilet are in their own private room.  This allows someone to wash or bath and use the toilet in private while at the same time someone can use the washbasin.

Small bathroom floor plan with bath and toilet in a separate room

Here's a 11.5 x 6ft bathroom layout where the washbasin is on the wall of the shower.

Long thin small bathroom

If your space is long and thin rather than rectangular here's a small bathroom layout to consider.  It fits especially well at the end of a rectangular bedroom (say 3ft x 9ft).  The washbasin shown here is small.  A standard sized one tends to stick out too much.

The door here is shown swinging out of the room just to make getting in and out easier. A pocket door would also work well with this layout.

small long thin bathroom floor plan

Here's one with the door at the thin end at 4ft x 8ft (122 x 244cm).  A door opening outwards helps things along, as do shallow sinks.  Another tip is to nestle the sink and toilet cistern into niches in the wall which means them stick out less into the room.  The minimum width you can get away with is about 4ft (122cm).

small bathroom floor plan door thin end

Toilet in a separate room

Here’s an arrangement with the toilet in a separate room (a water closet I guess).  If you want, or if building codes dictate, there would be room for a small washbasin on the wall of the WC.  The shower room section has a good size shower and room for a seat – a little luxury to my mind which fits comfortably in the small space.

Really, really small bathroom floor plan

If you have a really small bathroom space (5ft x 4ft) the answer might be to have a small room big enough for a toilet and a washbasin and for this space to do double duty as a shower cubicle.  You’d need to get a drain installed straight into the floor and get the room tanked.  I’ve seen this arrangement in apartments in Japan and in camper vans and while it does fit it's wet!

10 Small Bathroom Ideas That Work

10 Small Bathroom Ideas That Work

Bathroom layouts can be challenging, but a small bathroom can be particularly challenging. If your bathroom is short on space and you need some small bathroom ideas to make it work, then you have come to the right place.

Every day here at RoomSketcher, we see hundreds of bathroom designs, floor plans and remodeling projects, from all around the globe. We work with customers just like you to help you create floor plans and to visualize your design ideas in 3D. One of the projects that we see people struggle with the most is small bathrooms.

To help, we pulled some of our favorite small bathroom projects to show you examples of small bathroom design ideas that really work. All of these projects were created using the RoomSketcher App. Let’s take a look:

1. Add Mirror Walls

As the small bathroom above shows, adding a mirror across a whole wall can double the look and feel of the room. This is particularly effective above a vanity or along one side of a narrow bathroom. Mirrors are also great for reflecting light, so you can get more lighting from your light fixtures or windows.

2. Wall Mounted Toilets

If you have space in the walls of your small bathroom to build-in a toilet tank, you can save both floor space and legroom with a wall mounted toilet. If you can’t wall mount the toilet, consider adding shelving above the tank for additional storage or extending your vanity top to create a narrow ledge.

3. Lose the Tub

Tubs take up twice the amount of floor space than showers. If you have the option to lose the tub, you’ll open up the space significantly. Showers are great for adults and guests, especially older ones. If you add a hand shower, showers are also excellent for getting pets clean too. However, if you have children and you need to keep the tub for bathing them, then consider a lower profile tub. The lower height makes getting in and out easier and it will make your room feel more open as well.

Small Bathroom with Tub vs Shower Before & After

4. Frameless Glass Tub and Shower Panels

Let’s be honest, no one likes shower curtains. They stick to you when you’re showering and they are a pain to clean. Shower curtains also close off one-third of your room visually. To prevent this, swap out your shower curtain with a frameless glass panel instead. This will open up your bathroom significantly and allow more light into your shower or tub.

Glass panels are easy to install, maintain and are perfect for small bathrooms. They can be either fixed in place or hinged to swing. You can fold hinged glass panels inward when the shower is not in use as well. Avoid sliding glass panels, which require top and bottom tracks and are more difficult to clean.

Bathroom Shower Curtain vs Frameless Glass Tub Panel Before & After

5. Continual Flooring and Curbless Showers

Here is one of our favorite small bathroom design ideas – curbless showers. By eliminating the curb around your shower, your flooring can continue right into the shower. This works great with concrete, stone slab and tile floors. You can even incorporate a concealed or infinity-edge drain for a really seamless look. Plus curbless showers are easier to clean.

Curbless Bathroom Shower with Glass Panel

6. Small Sinks and Floating Vanities

As with wall mounted toilets, wall mounted sinks are an excellent way to save floor space and to make your small bathroom appear more open. If storage is key, try a wall-mounted floating vanity. Look for narrow washbasin designs and for the newer thin-edge sinks. The ceramic is just as strong as it is with a traditional sink and you’ll get a larger washbasin in less space.

Small Bathroom with Wall Mounted Vanity Sink & Toilet

7. Think Vertical – Add Cabinets and Open Shelving on The Walls

In small bathrooms, storage is often sacrificed. While there may not be available real estate on the floor, there is on the walls. Opt for recessed medicine cabinets with mirrored fronts above your sink.

Bathroom with Storage Cabinets & Open Shelving on Walls

Add shelving on the wall above the toilet, at the end of a tub or above the entry door or vanity mirror. Use narrow open shelves to keep the look light. Metal towel racks also work well. For cabinets, look for ones with glass fronts. Don’t forget the back of the door, it is a great place to add towel bars or robe hooks.

8. Pocket Doors

Beyond eliminating the tub, one of the biggest space-saving small bathrooms ideas you can consider is to switch from an in-swinging entry door to a pocket door. To install a pocket door you will have to open your wall to create the pocket. However, you can gain up to 9 square feet of usable space that you did not have before. You will have more flexibility when placing your fixtures as well. You can also look for surface-mounted sliding door hardware to create a modern sliding door or barn door look.

Small Bathroom Floor Plans with Pocket Door

9. Combine Dark Floors with Lighter Walls

With small bathrooms, you want to be strategic with color. Dark walls will make an already tiny bathroom feel smaller. Bright colored walls will reflect more light and make your small bathroom feel larger. Reserve dark colors for the floor or keep the overall scheme light. If you have wood floors, look for shower tiles that match the wood in color and tone. This will create the illusion of a continuous floor and won’t draw your eye to the smallest part of the room.

Bathroom with Wood Floor & Curbless Shower

10. Add an Accent Wall

We saved the best idea for last. Adding an accent wall is one of our favorite small bathroom ideas and it’s a great way to add some color. In a small bathroom, you will want to place the accent wall on the back wall. You can add color to the whole wall or just a band of color. This technique will give your room depth and interest without overwhelming it.

Small Bathroom with Accent Wall of Blue Mosaic Tile

You can create an accent wall with paint or a fun colorful tile. If you want to add some pattern, then use it in the same way – either on the floor or to create an accent wall. Keep the rest of your walls simple and light in color to not dilute the effect. For more beautiful bathroom ideas check out our board on Pinterest!

Ideas for Remodeling a 5X7 Bathroom

By Sarabeth Asaff

With their seemingly fixed layout and cramped quarters, the standard 5-foot by 7-foot bathroom is seen in many homes of all ages and styles. Just large enough to hold a tub, toilet and a small vanity, these small bathrooms are barely functional and often a little short on style. Update your small bathroom with a remodel that will make better use of the space.

Change Your Fixture Sizes

Nearly all bathrooms measuring 5 feet by 7 feet have a 24-inch vanity and a bathtub that measures 30 inches wide, 60 inches long, and only 14 inches deep. These items may function, but they do so only because you have no other choice. Consider opening the bathroom up visually by doing away with the undersized vanity and installing either a console or pedestal sink instead. Next, consider installing a very user friendly bathtub. One that is still 30 inches by 60 inches but a more comfortable 20 inches deep. Tile the front of this tub with the same tile on the floor and on the shower walls to make an optical illusion that the space is much larger than it really is.

Change Your Layout

If you're gutting your bathroom right down to the studs, why not change up the placement of your fixtures? Rather than having your tub, toilet and sink in a line with one another, consider moving the toilet to the back corner of the bathroom. On the opposite back corner, install a corner stall shower. This will open up the other two walls of the bathroom to give you both some breathing room and the space to install a much larger vanity and potentially a linen tower for some extra storage.

Use Clean Lines, Cool Colors and Large Tiles

In addition to changing your fixtures or their position, create the illusion that the bathroom is larger than it is through color and tile. Keep the lines of the bathroom clean with straight lines and minimal decorative molding to avoid giving the eye something to rest on. Use cool colors like blue, green and white; cool colors recede from the eye visually when viewed, which will help open the space. Use the largest size tiles that will fit on the floor of the space; larger tiles have fewer grout lines which will make the bathroom appear more spacious.

Use Similar Colors and Materials

Another way to make the bathroom appear more spacious is to use repeating lines, colors and materials throughout the space. Suite your tub, toilet and sink together by purchasing them all from the same line of one manufacturer. Use different sizes of the same tile on the floor and walls to help trick the eye into thinking that the floor and walls are one unbroken plane. Use different shades of one color throughout the space, using accent colors very sparingly to help open up the bathroom and make it feel visually spacious.

7 Awesome Layouts That Will Make Your Small Bathroom More Usable

Taking a bath should be one of the easiest ways to relax after a long day. You can either unwind in your hot tub or let a rainfall shower wash away your stress. Yet, not everyone is fortunate enough to have a lavish bathroom that can fit luxury fixtures. Chances are, you live with a small bathroom, where you always bump into the door or vanity when you undress or step into the shower. What’s worse, your bathroom can’t accommodate more than one adult. Hence, you’ll agree that having a bath is indeed a daily struggle, causing more stress.

Yes, you can have luxury in your small bathroom!

Don’t fret just yet. Before you throw a bunch of money in bathroom expansion, try to re-examine the layout of your existing bathroom. A well-planned layout will help solve the above issues, but beware, you’ll have to make a few compromises, such as tearing out your tub.

Below, I picked several ideal layouts that can work with five of the most common small bathrooms. By simply rearranging the layout, you can make a BIG difference and keep the same footprint.

Small Full Bathroom

A full bathroom usually requires a minimum of 36 to 40 square feet. A 5’ x 8’ is the most common dimensions of a guest bathroom or a master bathroom in a small house. If you happen to have this standard-sized small bathroom, there are two different layouts you can consider. Based on your bathing habits, you can either go with a modest tub-shower combo or opt for a fancy shower with multiple shower heads. No matter what you choose, you should be able to towel off comfortably without hitting your door or toilet.

According to House Plans Helper, the position of the door doesn’t really matter. Nonetheless, for aesthetic reasons, you may want to hide your toilet from the entrance view.

6ft x 6 ft

Dimensions: 36 square feet (6’ x 6’), Fixtures: Sink, toilet and standard shower.

Small Third-Quarter Bathroom

Another common size you can find in small bathrooms is 6’ x 6’. Although this square floor plan meets the minimum requirement of a full bathroom, I'd recommend using it as a third-quarter bathroom. Here are a few reasons. A bathtub will take up too much space in your tiny bathroom, not to mention its bulky look will make your bathroom feel even more cramped. On the contrary, a third-quarter bathroom only comes with a sink, toilet and shower, helping declutter your tiny space.

Small Bathroom With A Separate Tub & Shower

Having a separate tub and shower in a small bathroom sounds like an impossible dream. However, like I mentioned before, with a well-planed layout, nothing is impossible. Of course, to fit both fixtures into your bathroom and leave enough space to get in/out of your tub and shower, the ideal size of your bathroom should be no less than 45 square feet. As you can see from this 5’ x 9’ bathroom plan, there is little room left for dressing and undressing, even if you already use a space-saving corner shower.

Therefore, if you really want to give your shower and tub their own space in your small bathroom, here's my advice. Swap out your swing door with a sliding door, so you can save more space.

Narrow, Small Bathroom

Most homeowners have a difficult time arranging essential fixtures in a small, narrow bathroom. It seems most standard-sized fixtures, such as the toilet or sink, will stick out too much and interrupt traffic flow. Despite the dimensions of your long and thin bathroom, here are some universal tips to follow:

  • Outward Swinging Door: No matter where you put your door, it should be swinging out of your bathroom. An outward swinging door will help you not only get in and out easier, but also make the most of your narrow bathroom.
  • Sink & Toilet Side by Side: Place your sink and toilet on the same long wall to free up space for storage and foot traffic along the other wall.
  • Wall Niches for Sink & Toilet Cistern: Are your standard-sized sink and toilet getting in the way? Consider creating wall niches to hold your sink and toilet cistern so they don’t stick out too much.
  • Shower Against the Short Wall: To open up your narrow bathroom, remember to place your shower against the short wall. This will also help you arrange the rest of your fixtures.

Tiny Half Bathroom

A bathroom layout between 20 and 30 square feet is most likely the smallest bathroom layout you will find. More often than not, homeowners will use it as a half bathroom that only contains a toilet and sink. But, think of it this way. Wouldn’t it be great if you could turn your half bath into a full bath without carving out space from your existing floor plan? Plus, it doesn’t need much plumbing work.

By simply using a sink faucet converter, your sink can do double-duty as a shower (no extra space needed). The only laborious work involved here is making sure you get a drain installed on your floor.

The 5×7 bathroom is a common primary bathroom layout in many older homes. If your bathroom is one of them, and you’re itching to sell your home in the near future, you may be wondering how you can remodel the space to feel more spacious, functional, and attractive to buyers. While it’s easy to resent the cramped nature of a 5×7 space, your bathroom’s small size is actually to your advantage from a cost perspective: You can make gorgeous updates without spending a fortune.

So what does it cost to remodel a 5×7 bathroom? According to HomeAdvisor, the national average cost to remodel a small bathroom is $6,500, but you can do it for less and you can surely do it for more if you don’t watch your budget. “Always remember, labor costs are about the same,” says Carl Sanders, a general contractor and residential remodeling expert of 24 years who was a construction consultant for HGTV. “The materials are where the budget can get out of hand.”

Real-life 5×7 bathroom remodel: What’d it cost?

We reached out to Stephen Wilson, a residential remodeling contractor in Braselton, Georgia, (50 miles northeast of Atlanta) for 14 years, to get a firsthand 5×7 bathroom remodel cost breakdown.

First, let’s price out what Wilson’s recent remodel theoretically would have cost, if the owners hadn’t taken some of the labor into their own hands. Here are all of the main costs, separated by labor and material costs, line by line:

5×7 Bathroom ProjectLaborMaterial (estimate)Cost
Mud Pan shower pan (this is a barrier that waterproofs the shower, and the customer bought own materials)$600$75 for a pre-slope base$675
Shower tiling in a standard 3×5 area (customer bought own materials)$2,000$60 (for ceramic tiles costing an average $4 per square foot)$2,060
Custom glass sliding shower door$1,400(included with labor)$1,400
Niche in shower$150(covered with cost of tiles)$150
Tub and shower faucet install only (customer bought own materials)$300Tub (30 x 60 x 14): $350

Shower head and faucet: $140

$790
Tile on the floor (install only)$600$112 (assuming 28 square feet of floor tile at $4 per square foot)$712
Baseboard shoe molding$75(included with labor)$75
Toilet$160$200$360
Vanity$300$500 (for premade 24-inch vanity)$800
Sink faucet$165$160$325
TOTAL$7,347

With new floors, a new vanity, a new tub (essentially the works) and fairly middle-of-the-road or affordable material selections, this 5×7 bathroom remodel cost about $7,300. However, the owner in this case installed a new vanity and top ($300 in labor), sink faucet ($165 in labor), and toilet ($160 in labor) themselves to keep costs down — shaving $625 off their estimated spend for a reduced total of $6,722.

Because Wilson’s customers also bought many of the needed materials beforehand, they only paid Wilson a total of $5,125 and gained flexibility in how much they wanted to invest in floor and shower tiles, as well as their vanity and plumbing fixtures.

What’s the deal with 5×7 bathrooms?

To understand how best to go about allocating your budget for a 5×7 bathroom remodel, it’s important to understand the main concern your buyers may have with the existing layout. And yup, you guessed it — it’s space. These bathrooms feel small.

In their original state, there’s typically a standard single vanity, toilet, and tub. “It’s very tight,” explains Robyn Burdett, an agent in Fairfax County, Virginia. With 32 years of experience, she’s no stranger to stumbling across the 5×7 master bathroom in older colonial homes that are common in her area. “You’ll go in and you’ll find a decent size hall bath but the master bath is 5×7,” she says. “It’s like, what’s wrong with this picture?”

As she explains, in previous decades, a different attitude toward master bathrooms reigned. “They were more concerned about room size than they were about the bathroom,” she says. The hall bath was meant to serve more people, so that’s where builders tried to allocate space. For plumbing reasons, both bathrooms typically backed up to each other. So walls were drawn to favor the hall bath as well as closet and room size, leaving only a smidge of that square footage for the master bathroom.

However, just because these bathrooms are small, doesn’t mean they have to feel small. And you don’t have to embark on major layout changes to upgrade your 5×7 bathroom from a red flag to a selling point.

Breaking down the potential costs

Here are the features that can impact your remodeling costs.

Floors: HomeAdvisor puts the average cost for tile and install in a small bathroom at $450-500. Wilson suggests luxury vinyl plank to save money. It can take that price down to around $250. “Labor is the most costly part of [tile],” he says. Along with choosing a reasonably priced tile alternative, stay away from fancy, custom designs that will impact labor cost.

Vanity/sink/countertop: A single vanity unit with the sink and countertop included will cost you about $800 with install according to Wilson. You can purchase a decent unit for about $500 to $600. A double vanity can put you closer to or over $1,000.

Sink faucet: This can run you about $150 for a middle-of-the-road product. Add the plumber’s cost to install sink lines and new P traps for about $160 (it can range from $50 to $161 according to data from Porch). Plan for about $300 out the door, depending on the exact materials you purchase.

Shower Fixtures: Expect to spend $100-$200 on a decent shower head and faucet combo. You can opt for a handheld shower head (nice for cleaning and days when you don’t need to wash your hair), rainfall shower heads, and water-saving varieties. Note that certain shower heads will be built for better water pressure (the large ones look nice but spread the water out over a greater area). Add $300 for labor.

Bath accessories: For your towel bar, hand towel holder, and toilet paper holder, plan for a couple hundred dollars including materials and labor. You can keep it under $100 by purchasing a set online and installing it yourself. Make sure you attach them to the studs and upgrade your anchors. “The ones that come with them are plastic, and they don’t really work that well,” warns Wilson.

Toilet: You can find an affordable toilet for $100 and a slightly nicer one for around $300 or $400. “Typically I would say plan on about $200 to buy one, and then an additional $100 for installation,” says Wilson.

Shower and tub: This is where dollar signs have the potential to add up — adding a new shower or bathtub. While you can get an affordable built fiberglass unit for $300 to $500 (about $800 installed according to Wilson), you could also splurge on a custom shower. “We’ll do a tile shower with a niche and a bench seat on there that’ll run about $3,000 to $3,500,” he says.

Plumbing and layout changes: Moving plumbing around can also drastically increase your bill. Wilson estimates this can average around $1,800 to $2,000. This covers things like what it costs to turn the tub into a shower or swap a jacuzzi tub for a more aesthetic freestanding tub.

What’s the cheapest way to complete this project?

We already mentioned using luxury vinyl plank floors, purchasing middle-range products, and installing your own hardware fixtures. But luckily, there are more ways to save money on your bathroom remodel. For starters, you can do your own demo. The demolition company Hometown Demolition estimates that — on the low end — demoing your bathroom can cost anywhere from $350 to $910 to hire out.

Another way to save money: Consider keeping the original bathtub if it’s still there. “We see yellow, blue, green and pink tubs all the time,” says Burdett. And instead of replacing them (they’re sturdy cast iron tubs so it gets expensive), they reglaze. It costs her $395 to $450, which is on par with the national average of $460.

Most importantly, use common sense. Don’t gut the entire bathroom if you don’t need to. If the tile is in good shape, leave it. If the tub looks good, don’t rip it out for a custom shower. Burdett recalls a recent project where the tub was white and tile was in good shape around the wall. However, the floor was showing age. They simply retiled the floor and bought a new vanity. “The whole thing looked brand new,” she says.

A calculator used to determine the cost of a 5x7 bathroom remodel.

Can you do this project for under $5,000?

You can, but be careful not to cheap out too much. “If you do it cheaply, and it looks like it, then you might as well not have done it,” says Burdett. Doing an affordable remodel that is well done, however, is another story. And it’s not a pipe dream.

It helps to shop for your own materials. “I like to let my customer pick out exactly what they want, and then I give them an install price,” says Wilson. This gives you more control over what you spend, putting most of your budget toward labor costs.

This is a strategy Burdett knows well. “We shop the sales, we look for everything.” And it pays off. When helping sellers spruce up an outdated 5×7 bathroom, she says for $3,500 to $5,000 they replace old vinyl floors and wall tile and add a new vanity, toilet, mirrors, and lights. Whereas some contractors might bid $10,000 to 12,000 to do this type of remodel start to finish.

Your remodel costs depend a lot on your materials, so keep it simple. “Changing the vanity out, putting in a mirror with new lights and hardware — that type of stuff makes a big difference,” she says. Price tag for a project like that? Under $1,500 in her experience. Glaze the tub, replace the vanity and toilet, and install new fixtures. Done and done.

Tips for remodeling your 5×7 bathroom

Here are some other tips to keep in mind as you embark on your bathroom remodel.

1. Choose a vanity that prioritizes storage.

These bathrooms are small so adding functionality is key. You can find some models with a drawer on the bottom and two doors above. “It’s a very cool way to maximize use of space,” says Sanders. If you opt for pedestal sinks to make the room feel bigger, you sacrifice storage. So ask yourself, if you were the buyer, what would you prefer?

2. Neutralize the color palette.

“The minimum of what has to happen is trying to neutralize at least the walls and tile,” says Burdett. She recommends what she calls greige. Rockport gray by Benjamin Moore is one option. If the buyer really likes gray, it will speak to them. If they really like beige, it has beige in it, too.

3. Consider ditching the bathtub/shower combo for a statement shower.

If your budget allows, creating a standout, spacious shower can make buyers overlook the overall size of the bathroom. “It does sell houses,” says Burdett. But what about the bathtub? In her experience, not having one in the primary bath typically won’t deter buyers as long as you have a bath tub somewhere in the house.

4. Don’t choose a small tile.

While you may naturally gravitate toward small tiles for a small bathroom, think twice. “Smaller tile makes it feel more chopped up and makes it feel smaller,” says Burdett. Whereas larger tile can make the room feel longer than it really is. She always opts for 12×24 tile to create the feeling of expansiveness in the small space. You can go even larger with 14×25 tile as well.

So, are you ready to get remodeling? As long as you’re smart about choosing products as well as working with the existing layout and any features that are already in good shape, you won’t blow your budget. While you may not be able to gut the entire bathroom, you can give it a fresh look. According to Burdett, that’s the key vision no matter the bathroom size: Clean, inviting, updated.
